Can you hold a place before I apply?

Unfortunately, we are unable to hold a property until you are approved by the owner and the security deposit is received.

Do I pay first month’s rent and last months rent with my security deposit?

We collect the first month’s rent, the security deposit, and a pet deposit (if applicable) prior to your moving into the property. The tenant is still responsible to pay the last months rent. The security deposit will not be used to replace any month’s rent payment.

How old do you have to be to apply?

You must be 18 years old or older to rent a property.

Is the deposit refundable?

Yes. All deposits are potentially refundable and explained in detail in the lease agreement.

Who needs a cosigner?

Applicants with poor credit history and/or minimal or no rental history may require a co-signer. The final decision if a co-signer is required is up to the owner of the property.

You have a property I want to rent. How do I apply?

To apply for a rental home, please contact our office to schedule a viewing. Our representative will provide all the information and the process in detail.

How do I pay rent?

There are multiple ways to pay your rent monthly. You can pay online at the tenant portal, at our office in person during office hours or through the mail.

I want to get a pet. What do I do?

All owners have different requirements when it comes to pets. Please ask at the beginning of the application process regarding the requirements for the home you are interested.

I already moved in and now I want to get a pet, what do I do?

Send a request for the owner’s consideration through the tenant portal or contact our office prior to bringing a pet into the home. Please review your lease agreement for any penalties if you bring a pet into the home prior to the owner’s approval. If a pet is approved, a pet deposit is required.

I want to move out, but my roommate wants to stay, what do I do?

Contact the office to discuss the process of changing the lease agreement. The remaining tenant must qualify for the rest of term of the rental agreement by providing financials showing income of three-time the monthly rental amount. Upon verification and owner approval, an addendum to the original lease agreement will be created and signed removing the exiting tenant.

My lease expiration is coming and I want to move out. What do I do?

Notify the office in writing with a 30-day notice to vacate. You are responsible to clean the property and remove all personal belongings by the end of the lease term

Who is responsible for paying for repairs and maintenance requests?

Tenants are responsible for routine and minor repairs under $250. Additionally, tenants are responsible to repair any damage they cause or any damage caused by individual(s) visiting the home.
